Construction Set - 5 Sets
These detailed plans include everything needed to build your dream home. Working Drawings come to you in the form original plots. These plans will be used by your bank if you are borrowing , by your appraiser to place a completed value on the project, by the permitting agency for issuing building permits and by the contractor and his sub-contractors to construct the building(s). Plans vary in content with each project. The following list gives examples of the type of plan sheets created for a set of working drawings: Foundation plan, Floor Plans , Elevations (Interior and exterior) , Building sections and related structural details, Electrical layout showing location of outlets, electrical light fixtures and switching, Location of heating units, duct outlets and water heater, cabinet layout and elevations where cabinets are shown on plans. Planning Notes Most of these plans have been engineered according to the 2003 International Residential Code or the 1997 Uniform Building Code. However, plans do not include an engineer\'s stamp or calculations showing compliance with the current codes. Each proposed building location dictates it\'s own set of requirements based on seizmic zone, wind exposure and snow loading. Site specific review and calculations are required on all plans by a local structural engineer. This is the method for adjusting your plan to local requirements and will complete the submittal package. All concepts, designs and design originals in any form remain the property of Jim Copeland and JIM COPELAND DESIGNING. Each client is licensed to produce the individual project (1) time.
